VANCOUVER NUMBERS

Quite the turnaround. Active listings 54% higher and overall sales 42% lower. Following May's decline, this represents the sharpest contraction in sales and the fastest increase in listings in the busiest months (May and June) of the year. Looking inside the numbers, some have changed more dramatic than others: Active apartment listings are up 59% (!) from 3,364 to 5,541. Used apartment listings are up 64%! Resale detached home listings soared by 54% from 4,856 to 7,484! Sales of new detached homes – while higher in price – plunged by 55% and new condo sales crashed by 62% from 299 units to 113 sold this June.

CALGARY NUMBERS

Single family Calgary metro sales for the month of June came in at 1,439, dropping by 18% from the 1,757 sales in June 2007. Condo sales for the month of June were 556, a decrease of 30% from the 792 condos sold in June last year. 19,086 new listings came to market in the first 6 months versus 17,723 new listings added during the first half of 2007. Sales year-to-date for (Single family) Calgary metro area were recorded as 7,902, down 31% from the 11,526 sales recorded in 2007. Calgary metro condos sales at 3,286 are down 36% over the 5,170 sales recorded in 2007. The median price of a single family home dropped 7% to $408,000 from $439,000 and the average price dropped by 5% from $497,000 to $474,000. The condo price dropped by 3% to $315,042 from $323,269.
