Illegal Suites
More and more cities and municipalities will legalize illegal suites.
Vancouver did it last year - 25,000 of them. Many municipalities will follow suit (Calgary voting on it next week).
Tips
If you want to have a house with a basement suite:
a) don't buy on a cul de sac
b) establish clear rules for the two tenants
c) Keep neighbours happy... (most illegal suite problems come from neighbour complaints, not city)
d) small pets...ok.
