NORTHSHORE YEAR STARTS WITH A BURST

After a relatively lacklustre second half in 2000, real estate sales, most especially in North Vancouver have shown dramatic increases in almost all segments.

After a relatively lacklustre second half in 2000, sales, most especially in North Vancouver have shown dramatic increases in almost all segments. Jan 2001 vs Jan 2000 has seen marked improvement as follows North Van and West Van detached up 60% and 26% respectively. Attached sales in N/Van went from 7 to 17; W/Van from 1 to 4. Apartment sales in W/Van doubled from 3 to 6 while in N/Van they were off marginally from 28 to 27. The average prices have generally increased except in W/Van detached (a product of fewer high-end homes selling) and N/Van apartments where it appears a few more lower priced units changed hands. One month does however not a market make, so we'll hold off calling it until we have a few more under our belts.

The one factor that might be of some concern is that the inventory of detached homes, both in W/Van and N/Van seems to be growing and is 10% and 15% higher (year over year) respectively. All other inventories are unchanged or lower which seems to auger well for the condo markets.

We are generally in line with Greater Vancouver with stable to better price results than the average. Demand is brisk (judging by sales and attendance at open houses) and I am sure that this is evidence of the "pent up demand" I?ve been alluding to for some months. This is fuelled in the main by the growing realization (conviction?) that we in B.C. will soon be blessed with a new political regime. The outward migration would seem to be slowing and BC?ers are displaying more optimism in their general demeanour. Lets see if we can turn this Province back up the right way!
