This January shows no marked trend from last January ? despite our new Millennium. Yes, I could make a case for lower numbers of sales and higher average prices but this is totally inconclusive trend-wise. The only continuing feature of our North Shore market is the decreased number of listings in each market segment and in each dwelling type except a minor aberration in the area of West Van townhouses (attached). There are over twice as many new townhouses on the market as at this time last year (represented by the 35 plus Furry Creek offerings). Other than this special case, less expectant sellers exist and, yes, the potential buyers are slower to commit to this more limited stock.

The market on the North Shore needs the push available, it seems, only from a more committed and confident group of first time buyers. The chain reaction cannot commence without a disturbance of the initial dominoes. We will have to exercise patience.

On another note, this neighbourhood commentator has been interested to see more than one real estate practitioner exhorting home owners to ?list now and not miss the flurry of buyers? (not the exact words, obviously). All of us need to exercise caution and use our own common sense based on the evidence of the market we find ourselves in. I think the groundhog is enjoying a slightly longer siesta !
